It features a diverse set of housing types, including single-detached, duplex, row housing and apartments. Harvest Woods is on track to be one of the only new communities with nearby adjacent commercial directly off the highway.

Radomski - Expropriation

Planning Protocol  acted as Professional Planning Expert Witness on this high profile appeal case which covered a 3 yr time frame.  It involved a parcel of development land in the Springbank area of the City of Calgary. Our firm conducted research and presented the discoveries at the hearing. We gave testimony and we were also cross-examined.  

We were successful on behalf of our clients Rick and Ellen Radomski.  We were able to convince the Land Compensation Board that the Radomski’s were under compensated for the land which was expropriated from them right during a time when they were about to develop it into sellable lots for residential use.  

It was a successful multi – million dollar settlement for our client.

Black Diamond

From 2007 to 2011 we served as the development officers and planners for the Town of Black Diamond prior to them hiring a permanent full time planner. 

We were also awarded the Growth Study in 2009 where we outlined a sustainable growth plan for the medium and long term. This study also included medium and long range annexation studies, future land uses and population projections.

Traders Business Park

Planning Protocol Inc. has considerable experience with land use redesignations and subdivision work though various Industrial, Commercial and Residential Developments in Alberta.

In 2010 Planning Protocol prepared, submitted and monitored an outline plan / land use amendment for Traders Business Park, a 72 acre project to be located at 11575 – 14 Street Northeast (Plan 8910090; Block 1; Lot 1). The subject lands were initially designated Future Urban District (SFUD) and Direct Control (DC). Our submission was for creation of 12 Industrial Business (I-B) lots and 4 Commercial-Corridor (C-Cor3), in addition to institutional space (S-SPR) and park space (S-UN). This project demonstrates our familiarity with City of Calgary processes for land use redesignations and subdivision.

Planning Protocol was the single point of contact for Mr. Chok and assumed all responsibility for the project. Tronnes Surveys communicated with Planning Protocol only and addressed all matters with us exclusively. Any documents provided by Tronnes were re-formatted and branded with Planning Protocol’s logo, clearly reflecting the relationship between the two firms.

Zen Living

To facilitate a new home renovation business and the smallscale manufacturing that would be required, Planning Protocol submitted an application for a 1.24 acre lot located at 3405 – 32nd
Street NE (Plan 801 1265; Block 17; Lot 2) which was previously Stampede Toyota. The application was successful in redesignating the parcel from Commercial Corridor (C-Cor3) to Industrial Commercial (I-C).

Adjacent Land owner concerns created application difficulties and delays but frequent engagement/communication greatly reduce application difficulties and improved the overall quality.

Chow-Thoreson Expropriation

Our clients had valuable land that they were forced out of by the city and province for the future Stoney Trail.  Expropriation is... "the politically motivated and forceful confiscation and redistribution of private property outside the common law." 

We provided expert witness supporting our clients claim that they were undersold. Part of efforts entailed doing primary research looking back into the archives about Stoney Trail as well as chronologing significant land developments. 

Through our efforts our clients was awarded the appropriate value of their land.
